SUMMARY

 Polo Point Community has three Associations : Polo Point Condo Owners Assoc (“PPCOA”) has 28 units and manages the Clubhouse. The Polo Point Home Owners Assoc (PPHOA)(Zero Lot Line) has 44 members and Polo Point Residential Home Owners Assoc (PPRHOA)(2nd Addition) has 87 members.    Most of Condo (Apartment style) and Home Owner Assoc  ( Townhouse style) units were built around 2003-05 time span.  The Residential Home Owners Assoc (New homes) were built in the 2015-20 time frame.  There is also houses west of the clubhouse that we call the Estate group ( first addition) has about 39 home owners for they don’t belong to any Assoc.  The Condo and Residential Assoc must belong to the Clubhouse and pay dues.  The Homeowners Assoc and Estate group have option to join clubhouse, but must be a member for the entire year.  Every clubhouse member pays the same dues (yr 2022 is $55/mo). The clubhouse is owned by the Condo Assoc as a common element.  Thus they are responsible for managing cost, maintenance and are to have a separate Reserve Fund for clubhouse major future repairs.  If a special assessment is required it would go to the Condo and Residential Assoc Members only per our Declarations.

Garbage/Recycle day is Tuesday.  Garbage receptacles are required to be stored inside your garage, except on Tuesday.  These containers, if lost, require you to pay for another one through Hobart Township.  The garbage fees are part of your yearly taxes you pay to Hobart.  Place your garbage and recyclables at the curb on Tuesday morning and place 4 ft apart.  The week of a holiday garbage pickup is delayed by one day and not picked up on the holiday.

TV, phone, and internet service is your responsibility to secure and make payments with local supplier.  Water bills, gas bills, electric bills are billed directly to you.  Hobart has ability for you to have a separate meter for Lawn sprinkler systems ( so you don’t pay extra sewer bill when watering lawn), contact Hobart Town Hall.   

There is a noise ordinance from 10 p.m. to 6 a.m.  Please be respectful towards your neighbors and keep outside music/noise down.

Hobart requires all dogs to be on a leash when off the owners property, thus your dog must be on a leash when outside the yard of your unit.  Also dog droppings must be picked up and properly disposed of in your garbage. 

If you belong to the Condo, Homeowners, or Residential Assoc you pay clubhouse dues to your Assoc, who in turn pays the clubhouse house.  If you don’t belong to theses Assoc and in Polo Point Community you must pay directly to the clubhouse house the first of each month for that month. If paying directly to the clubhouse you have the following options.

·        autopay dues online through your bank to avoid any late fees (“PPCOA”, address above)
·        or place payments in the PPCOA drop box located in the Clubhouse or mail to address above.

Winter Tips
·        The streets are plowed by the Village of Hobart. So understand no parking on streets during winter night time as you will be fined due to snow removal problems you cause.
·        Our clubhouse parking lot is plowed if there is 1 inch of snow or more.
·        Make sure your vehicle is moved out of the clubhouse parking lot when being plowed and no overnight parking
·        Parking lot will be salted by our contractor  if required.

Summer Tips
·        Shut gas off if you use the clubhouse grills.  Always keep clubhouse doors closed to keep bugs and rodents out.
